What is a Home Information pack?

A HIP will include evidence of the legal title, an index page, a sale statement, personal local authority search, drainage search and an energy performance certificate. If the property is leasehold, it will also contain the leasehold information ie buildings insurance, service charge and ground rent information.

Essentially a HIP is a pack of legal documents that is produced at the point the property is marketed. The HIP is then available for any potential buyer to view, allowing them to see information regarding the property before putting in an offer. The aim is that by doing this, it will speed up the legal process.

When selling any residential house or flat.

What is an Energy Performance Certificate?

An Energy Performance Certificate or EPC gives an energy rating for the property. There are two graphs on the certificate. One showing the energy efficiency rating and the other showing the environmental impact. Each graph shows the current rating and the potential rating. The ratings are shown on a simple A–G scale, with A being good and G being poor. The average rating is E.

The recommendations advise as to what improvements can be made to increase the property’s energy efficiency. Thus saving money for the owner and reduce CO2 emissions.

How can I pay for my HIP?

Osbornes offer two payment options:

Payment upfront

If you wish to pay for your HIP in full when it is obtained, we will require a payment on account for the full cost of the HIP before work commences.

Deferred payment

With the deferred payment option the cost of the HIP will be either paid for

  1. on completion
  2. if the property is taken off the market or
  3. after 6 months

whichever is the earlier.

When can I start marketing my property?

You can start marketing the property as soon as the HIP has been requested.

How long does a HIP take to produce?

We aim to produce most HIPs within 5–10 working days. However, leasehold HIPs may take slightly longer as a copy of the lease will need to be obtained.

How long will the HIP be valid?

12 months. However, the personal local authority search and drainage search may only be valid for up to 3–6 months.
