HIPs have been introduced in an effort to speed up the sale process and to improve the energy efficiency of our homes. A HIP should be produced and made available when a property is marketed for sale. From 6 April 2009 the HIP must be available on the first day that the property is marketed, although the searches can follow at a later stage.
The following documents should be included in the pack:
- Index of contents
- A sale statement
- Evidence of title
- Property Information Questionnaire
- Local and drainage searches
- Leasehold information, where appropriate
- The Energy Performance Certificate, which will contain advice on how to cut carbon emissions and fuel bills
